Maintenance and repairs on your rental investment property is an area of the real estate business that can really make or break your profits.
We work with our owners in order to minimize expenses as much as possible. With that said, we have found that tenants take better care of the property and provide prompt payments when they are content with the maintenance of the rental property. We encourage our landlords to maintain their properties and in turn, require that our tenants maintain them as well.
We offer “handyman” services through our licensed and insured General Contractor, for our owners or we will work with your own handyman as well. In the instances where the owner has their own preferred handyman, we will generate the work order and send it directly to your handyman. All we ask is that your handyman complete the work order in a timely fashion in order to keep the tenant content, and in turn, keep them paying. In the case where the owner chooses to use our in house handyman, work is done at a reduced hourly rate of $65 per trip charge which includes the first hour and then $25 for each additional hour.
For your appliances we recommend a appliance repair/replacement contract with a services company. This will work out to be more cost effective.
Independent repair firms are usually not interested in handling small projects and tend to respond slowly and poorly if they will do them at all. For this reason we had to do some research and ensure our handyman is dependable.
We even have a licensed General Contractor and Roofing Contractor on staff so no job is too small or too large.
