We work with our owners in order to minimize expenses as much as possible. With that said, we have found that tenants take better care of the property and provide prompt payments when they are content with the maintenance of the rental property. We encourage our landlords to maintain their properties and in turn, require that our tenants maintain them as well.

We offer “handyman” services through our licensed and insured General Contractor, for our owners or we will work with your own handyman as well. In the instances where the owner has their own preferred handyman, we will generate the work order and send it directly to your handyman. All we ask is that your handyman complete the work order in a timely fashion in order to keep the tenant content, and in turn, keep them paying. In the case where the owner chooses to use our in house handyman, work is done at a reduced hourly rate of $65 per trip charge which includes the first hour and then $25 for each additional hour.

For your appliances we recommend a appliance repair/replacement contract with a services company. This will work out to be more cost effective.

Independent repair firms are usually not interested in handling small projects and tend to respond slowly and poorly if they will do them at all. For this reason we had to do some research and ensure our handyman is dependable.

We even have a licensed General Contractor and Roofing Contractor on staff so no job is too small or too large.

We can minimize tenant evictions by doing our tenant screening prior to completing a lease. But even the best qualified tenant runs into situations that are out of their control.

We obviously do not like tenant evictions, therefore we try our best to ensure your tenants value our relationship by ensuring all rental property repairs are performed promptly and the property is well maintained. But if we run into a situation where we must evict tenants, we work with a law firm who specializes in evictions and tenant property disposal in order to get the delinquent tenant out and get another paying tenant in as fast as possible.

Tenants are more likely to pay a professional property management company who has no emotional attachment to them rather than an owner who they sometimes try to manipulate or ask for extension due to hardships. We are always polite, but maintain a professional relation with your tenants to ensure there is no emotion, and let them know it’s a business dealing.

If the tenant is late, we add a late fee (as per the lease) to the amount they owe. If the rent payment is not made within the allotted time frame provided in the lease, we start with the eviction process.

Our rent collection system is set-up to accept direct deposits, this way the tenant can not claim they sent the check but it was lost in the mail. Once the funds have cleared our account, you receive your rent.

You bough a rental property to gain from the rental payments. As hard as it is to evict a family, it’s not personal, it’s business.

When using the Free services of one of our Real Estate professionals, the process is made simple for you, but here are the steps:

1. Determine how much you can afford to pay for rent – You should know how much you can afford to pay just by taking into account your monthly income and monthly expenses. Generally no more than 30% should go towards paying for your rental home.
2. Find a Home within your specifications – We offer two ways of finding homes that meet your criteria 1- let us know using our rental contact form and we search homes for you or 2- browse all the available rental homes on our website.
3. Physically see the home you liked. After seeing some rental homes online or through emails, you should go physically see these homes, and make a visual inspection of the home. If you like the home, then proceed to step 4, if not repeat this step and see another home. Our agents will show you numerous homes until you are happy that you found the right rental home for you needs.
4. Once you found a home that you are interested in renting/leasing, let your rental agent know, and they will help you complete all the required documents to present to the landlord for consideration. One of the more important documents is your tenant screening. You will also have to complete a rental offer, and rental application.
5. When sending your rental package to the landlord, you will also need to place funds in escrow as earnest money deposit. These funds are transferred to the landlord as your security deposit if the landlord accepts, if not the funds are returned to you upon request.
6. Complete the Lease, and Walk-through inspection – Welcome to you rental home.
